Selling in Holiday City
Three ways to sell your Holiday Heights home
Thank you for reading our letter. Every Holiday Heights home is different, and so is every owner's situation. Here are the three ways to sell, how they compare, and what is particular to your section.
Prefer to talk it through? Call or text either of us.
Your options
Three ways to sell, compared honestly
-
Option one
List on the open market
We prepare, price and market your home to every buyer looking in Holiday City, then negotiate the strongest offer. For most homes in good condition, this brings the highest price.
- Best for
- Homes in good shape and sellers with some flexibility on timing
- Repairs
- Usually light: cleaning, touch ups, small fixes
- Showings
- Yes, scheduled around you
-
Option two
Prepare selectively, then list
Some updates pay for themselves at the closing table. Most do not. We show you which ones are worth the money for your model, and which ones to skip, before you spend a dollar.
- Best for
- Original or dated homes where a few targeted fixes change what buyers will pay
- Repairs
- Only the ones that return more than they cost
- Showings
- Yes, once the work is done
-
Option three
Sell as is, with no repairs
A direct sale to an independent investment buyer. No repairs, no clean out, no showings, and a closing date you choose. The price is lower than a market sale, so we show you exactly how much lower before you decide.
- Best for
- Homes that need work, estate sales, or when speed and simplicity matter most
- Repairs
- None
- Showings
- None, usually one walk through
Frana & Silk are licensed real estate agents and are never the buyer. A direct as is purchase is made by an independent investment buyer.
Holiday Heights
What to know about selling in Holiday Heights
- Your town
- Berkeley Township, even though the mailing address says Toms River. Property taxes and town rules are Berkeley's.
- Dues
- $189 a quarter for 2026. Dues fund recreation, common property and reserves, plus the community bus, grass cutting and snow removal.
- Selling
- The seller notifies the Board, and the buyer confirms in writing, with proof, that residents meet the age rules. The buyer pays an administrative transfer fee at closing.
- Age rules
- At least one resident must be 55 or older. An heir who does not qualify must leave within one year of the owner's passing, so the timing of a sale matters.
- Renting instead
- The owner must have lived there for one year first, with a lease of at least one year and no more than four occupants.
From the association's published documents and notices, and Ocean County records. Rules and fees change, so we confirm everything with the Holiday Heights office, 96 Prince Charles Drive before you sign anything.
How we work
The honest answer, even when it is not to sell
-
We compare all three, side by side
You see what each path would likely put in your pocket after fees, repairs and moving costs, using real sales of your model in your section, not list prices.
-
No pressure and no obligation
Some owners decide to wait, rent where the rules allow, or keep the home in the family. If that is the right answer, we will tell you.
-
We handle the community paperwork
Resale documents, association fees, buyer approvals and Berkeley's or Toms River's certificate of occupancy inspection. Many families we help are handling a parent's home from out of town, and we coordinate it all.
Common questions
Questions owners ask us
Do I have to sell to you?
No. We are licensed real estate agents, not buyers. We lay out all three options and you choose. If you pick a direct as is sale, the buyer is an independent investment buyer, and we show you how that offer compares with listing.
Is there any cost to talk with you?
No. Comparing your options, including what your model has sold for in your section, costs nothing and carries no obligation.
I am handling my parent's home from out of state. Can you help?
Yes. We often work with families who are not local. We can coordinate the clean out, the association paperwork, any repairs worth doing and the closing, and keep you updated by phone, text or email.
Talk to us
What would each option mean for your home?
Call or text either of us, or send a note with your address. We will get back to you, usually the same day, with what homes like yours have actually sold for and what each option would net you.
You reach one of us directly, never a call center.
