First things first

Which Mansfield, and why the address says Columbus

New Jersey has more than one Mansfield Township. This guide covers Mansfield Township in Burlington County. There is a separate Mansfield Township in Warren County in the northwest part of the state.

Many Mansfield homes carry a Columbus mailing address with the 08022 ZIP code. Columbus is the village at the center of the township, where the town hall sits, not a separate town. Homes there pay Mansfield Township property taxes.

Villages

A township of old village names

Mansfield is one of New Jersey's oldest townships. It was first formed in 1688 and was incorporated in 1798 as one of the state's original 104 townships, named after Mansfield, England. Fieldsboro, Bordentown Township and Florence Township were all later carved out of it.

  • Columbus: The township's center and main business district, where U.S. Route 206 meets County Route 543. It was first called Black Horse after a local tavern and was renamed Columbus around 1827.
  • Georgetown, Hedding and Kinkora: Older village names that still mark parts of the township.
  • Other named places: Bishops Barn, Mansfield, Rising Sun Square (also called Mansfield Square) and Three Tuns.

Homes

What you will find

  • Suburban neighborhoods: Single family homes in developments built around Columbus and the main roads.
  • Homestead: A community of about 1,200 homes in Columbus, described as a retirement village. We confirm any age requirement in its governing documents and review its rules and fees early.
  • Farms and country homes: Older farmhouses and homes on larger lots along the township's rural roads.

Worth knowing: Mansfield has changed fast. The population grew by about two thirds between 2000 and 2010, and after the township rezoned some actively farmed land for redevelopment, a warehouse boom followed. In 2022 the township removed warehousing as a permitted use in all zones. We check zoning and planned projects near every property. We also confirm whether a home is on public water and sewer or a private well and septic system, since a private well must be tested before the sale.
