Homes
What you will find
- Homes near the ocean: Older shore homes alongside newer construction, a short walk from the boardwalk.
- In town streets: Detached homes on residential streets between the beach and Route 71.
- Near Wreck Pond: Homes close to the pond, where the view comes with flood questions worth asking.
Worth knowing: Flood risk varies block by block. Homes near the ocean and around Wreck Pond can sit in FEMA flood zones, and the pond's link to the ocean has been rebuilt with a larger gated culvert since Superstorm Sandy. Ask for the flood zone, the elevation certificate and the flood history on every home. New Jersey sellers must disclose a home's flood zone and flood history.
