First things first
Bound Brook, South Bound Brook and the 08805 ZIP
Bound Brook and South Bound Brook are two separate boroughs on opposite sides of the Raritan River, joined by the Queen's Bridge. Each has its own government and its own property taxes.
The Bound Brook 08805 ZIP code also reaches beyond the borough. The Thomae Park section of Bridgewater Township, for example, uses a Bound Brook mailing address. We always confirm the actual municipality before we talk about taxes or value.
Neighborhoods
A small town between two brooks
Bound Brook was incorporated as a town from part of Bridgewater Township in 1869 and became a borough in 1891. Middle Brook forms its western edge, Green Brook its eastern edge and the Raritan River its southern edge.
The lower downtown, including Main Street, sits on the river's flood plain near the train station. Residential streets extend north toward Route 22. The Battle of Bound Brook was fought here on April 13, 1777.
Homes
What you will find
- Single family and multifamily homes on a compact grid of residential streets running north from the river toward Route 22.
- Apartments near the station including newer buildings on Main Street within walking distance of the train.
- Older downtown buildings around Main Street, on the flood plain near the station.
Worth knowing: Flooding is the first thing to understand here. Hurricane Floyd in 1999 brought the highest flood on record, and Main Street flooded several other times. The Army Corps of Engineers completed the Green Brook Flood Control Project in the mid 2010s, with levees and floodgates protecting downtown, and it removed the flood insurance requirement for a majority of the borough. Some properties may still sit in a flood zone, so we check the current flood map and history for every home.
