First things first

South Bound Brook is not Bound Brook

South Bound Brook and Bound Brook are two separate boroughs with separate governments and separate property taxes. They sit on opposite sides of the Raritan River and the Delaware and Raritan Canal, connected by the Queen's Bridge.

South Bound Brook began as a town within Franklin Township and became its own borough in 1907. The Bound Brook train station, the closest to both towns, is on the Bound Brook side of the river. When we price or search for a home, we always confirm which borough it is actually in.

Neighborhoods

A small town you can walk across

South Bound Brook is small enough that it does not divide into named sections the way larger towns do. The borough borders Bound Brook, Bridgewater Township and Franklin Township in Somerset County, along with Middlesex Borough and Piscataway in Middlesex County. The canal forms its northern and eastern edges. For a time in the 1800s the town was called Bloomington before going back to the South Bound Brook name in 1891.

  • Main Street: The downtown street, refurbished with new sidewalks and lighting.
  • Along the canal: Newer townhomes now stand on the former GAF roofing plant site along the Delaware and Raritan Canal, where the plant operated for more than a century.
  • Elizabeth Street: In the central part of town, where a condominium development was finished in 2010.

Homes

What you will find

  • Single family homes: On the borough's residential streets, within walking distance of Main Street.
  • Townhomes by the canal: Newer townhomes built on the former GAF manufacturing site along the Delaware and Raritan Canal.
  • Condominiums: Including the Elizabeth Street development finished in 2010. Each association has its own rules and fees, which we review early.

Worth knowing: Because of its higher ground, South Bound Brook avoided the worst of the record Raritan River flood after Hurricane Floyd in 1999. Even so, the borough saw two to three feet of water near the canal, including parts of downtown along Main Street. We check the flood zone and flood history of every home near the canal and river before pricing it. The whole borough is on public sewer.
