Neighborhoods
A village, a 55 and over community and many old crossroads
Southampton was created in 1845, first as Coaxen Township and renamed Southampton a few weeks later. Like many large Burlington County townships, it is a collection of villages and crossroads rather than one town center. Whatever the village name, every home here is in Southampton Township for tax purposes.
- Vincentown: The historic village on the South Branch of the Rancocas Creek, named for Vincent Leeds, who bought the land in 1743. Its center is a National Register historic district.
- Leisuretowne: A 55 and over community of about two square miles, large enough to be counted as its own census community.
- Red Lion: The crossroads area around the Red Lion Circle, where U.S. Route 206 and Route 70 meet.
- Other named places: Older place names in the township include Beaverville, Buddtown, Burrs Mill, Chairville, Crescent Heights, Ewansville, Ewingville, Hampton Lakes, Medford Park, Oak Shade, Retreat and Sandtown.
Homes
What you will find
- Historic village homes: Older houses in Vincentown, where the historic district counts 160 contributing buildings.
- 55 and over homes: Leisuretowne is an age restricted community, with its own rules and association fees.
- Rural properties: Homes on larger lots, farmhouses and land along the township's country roads.
Worth knowing: Southampton reaches into the state designated Pinelands Area, and in that part of the township, building, additions and subdivisions must meet Pinelands rules as well as township zoning. Many rural homes use private wells and septic systems, and a private well must be tested before the home is sold. Leisuretowne is a 55 and over community, and its governing documents set exactly how the age rules apply, so we read them early. We confirm the zoning, water and sewer situation on every listing.
